The Goal

Ariella was planned as a medium-density neighbourhood that supports a diverse and growing community within the Swan Urban Growth Corridor. The focus was on delivering a well-connected estate centred around local schools, parks and community facilities, while maintaining flexibility to respond to growth and change over time.

Our Role

Working alongside Cedar Woods and a multidisciplinary consultant team, TBB Planning has supported the planning and delivery of Ariella over multiple stages. Our role has focused on guiding structure planning, subdivision and local development planning as the estate has evolved.

The project has required ongoing collaboration with the City of Swan and State agencies to maintain momentum and ensure a steady supply of lots. This included responding to changes in surrounding precincts, coordinating approvals efficiently and adapting the planning approach as the broader Brabham and Henley Brook areas have continued to develop.

The Outcome

Ariella has grown into a successful and well-established residential community within Brabham, supported by access to schools, neighbourhood parks and community infrastructure. The planning framework has enabled consistent staged delivery while remaining flexible enough to respond to changes in the surrounding urban context.

The estate continues to attract strong demand, reflecting its connectivity, amenity and proximity to services. For Cedar Woods, the project has provided planning certainty and adaptability over the long term. For the City of Swan and the local community, Ariella contributes positively to population growth, housing choice and the ongoing evolution of the Swan Urban Growth Corridor.
