The Goal
Bentley is a place with strong foundations and huge potential. The Bentley Regeneration Project sets out a long-term vision to transform a former quarry site into a welcoming, well-connected neighbourhood that brings together homes, parks, local services and places to gather.
Over time, the project will introduce new housing choices, green spaces and a small town centre that supports daily life—creating a community that respects what’s already there while opening the door to new opportunities for people to live, work and belong in Bentley.
A key focus was identifying catalyst sites capable of demonstrating the regeneration vision early — translating strategy into tangible, deliverable places.

Our Role
Since 2019, TBB has worked closely with DevelopmentWA, the Housing Authority and a multidisciplinary team to help shape a clear and achievable vision for Bentley’s regeneration. Our role has been about listening first, understanding the site, its constraints and its connections to surrounding neighbourhoods, then translating that understanding into a place-led masterplan.
We explored multiple masterplan options to test how different mixes of homes, open space and local services could work together over time. This included shaping a walkable neighbourhood structure, protecting and enhancing landscape character, and ensuring new development integrates comfortably with existing residential areas.
One of the most significant outcomes of the early regeneration work was the identification of a key site capable of setting a new benchmark for Bentley’s future. This site went on to become Heartwood, a project that evolved from the precinct vision into a place with its own identity, purpose and community focus.
Alongside this, we’ve supported early delivery through planning approvals and continue to work with state and local government to guide future stages through a new, fit-for-purpose planning framework.
The Outcome
Bentley Regeneration now has a strong, shared direction for the future. Early works are underway, and a flexible masterplan is guiding long-term delivery over the next two to three decades.
The project is laying the foundations for a connected and inclusive community, one that supports diverse housing, local jobs, green spaces and everyday life while ensuring Bentley’s growth is thoughtful, staged and shaped around people and place.
