The Goal

Byford on the Scarp was envisioned as a community that responds to its unique landscape and history, balancing residential growth with protection of environmental and cultural values. The aim was to create a neighbourhood that feels grounded in place, with generous open space, retained trees and a strong relationship to the surrounding bushland.

Our Role

TBB Planning has worked alongside successive landowners and the Shire of Serpentine Jarrahdale since 2001, supporting the project through multiple stages of planning, subdivision and delivery over more than two decades.

The role evolved over time, responding to changing ownership, policy settings and market conditions. Close collaboration with the Shire helped navigate environmental constraints, heritage considerations and shifting planning expectations, ensuring continuity and confidence as the estate progressed from early vision through to completed stages.

The Outcome

Byford on the Scarp has grown into a well-established and highly regarded residential community, with recent stages completed and land now fully sold. The estate is recognised for its strong connection to landscape, retention of significant trees and integration of open space and Aboriginal heritage within the neighbourhood structure.

What began as one of the Shire’s first major developments became a testing ground for planning approaches that later informed local policy and practice. For successive clients, the project provided a resilient planning framework capable of adapting over time. For the community, it has delivered a distinctive place to live that reflects Byford’s setting at the foot of the Darling Scarp.
