Our Role
Working alongside the client and consultant team, TBB Planning has supported the planning and design framework for Embark from early visioning through to staged delivery. Our role has focused on guiding the planning pathway and ensuring a consistent approach to structure, subdivision and neighbourhood design.
The project has required coordination across structure planning, housing diversity and environmental considerations, including drainage, movement networks and open space. Collaboration with the City of Busselton and technical specialists has helped resolve constraints and maintain momentum as the estate evolves through multiple stages.
The Outcome
Embark is progressing as a well-planned residential community that will ultimately deliver around 1,200 homes, including a lifestyle and retirement village, supported by a local centre, schools and extensive open space. Approximately 25 hectares of parks, conservation areas and recreation spaces are integrated throughout the neighbourhood, reinforcing strong connections between homes, community facilities and the landscape.
The planning framework provides flexibility to respond to market demand while maintaining a consistent quality of design and amenity. For the client, Embark offers certainty and adaptability over time. For Busselton, it contributes to housing diversity, community infrastructure and sustainable growth within a highly desirable regional setting.
