The Goal
Located within the Hampden-Hollywood Precinct, the project required a clear and defensible strategy to support increased height, density and mixed-use outcomes on a constrained corner site. Dealing with a heated construction market, the key to this project was to achieve the desired yield and apartment sizes, requiring plot ratio and building height variations.
Our Role
TBB led the planning and approvals process from early strategy through to Development Assessment Panel determination. We prepared and coordinated a comprehensive development application, ensuring the proposal responded clearly to local planning controls, precinct guidance and design review feedback.
Our approach combined early engagement, clear justification and steady advocacy to manage risk and build support. Key challenges included bulk and scale, residential interfaces and parking efficiency, all resolved through close collaboration with the design team and targeted technical input to support a balanced, high-quality outcome.

The Outcome
Hampden Road Apartments received development approval via the Development Assessment Panel, supported by a positive officer recommendation from the City of Nedlands. The approval enables delivery of 18 apartments and two ground-floor commercial tenancies within a key activity centre precinct, contributing to housing diversity and local amenity.
Since the new Nedlands Local Planning Scheme in 2019, several projects have been approved on Broadway and Hampden Road between five and seven storeys. Through careful planning justification and collaboration with DKO Architecture, the project recorded the highest plot ratio of all approved developments along Broadway and Hampden Road.
The project demonstrates how well-considered planning, early testing and clear communication can unlock compact urban sites while responding to community expectations and statutory controls.
