Our Role
TBB has been the lead planning and urban design consultant for Lakelands Estate since its inception more than 25 years ago. We partnered with Peet to establish the original planning framework and continue to support the estate’s staged delivery as it evolves into a fully realised community.
Our involvement began with the Outline Development Plan—an early adopter of Liveable Neighbourhoods principles—and has continued through ongoing structure planning, subdivision design and approvals. A strong focus on site-responsive design has guided how development works with the landform, wetlands and retained trees rather than against them.
The Outcome
Lakelands Estate has matured into one of Western Australia’s most recognised masterplanned communities, widely regarded for its integration of natural landscapes and everyday liveability. The retained lakes, wetlands and open space network form the backbone of the community, shaping movement, outlook and lifestyle.
A connected street network links homes with schools, the town centre and major parklands, supporting walkability and strong community interaction. Over time, the planning framework has proven flexible and enduring—able to accommodate growth, infrastructure and changing needs. With the addition of Lakelands Station on the Mandurah Line, the estate continues to strengthen its role as a well-connected, future-ready community
