The Goal

Lancelin South was planned to extend the coastal town’s footprint in a way that supports long-term regional growth, community diversity and environmental resilience. The aspiration has been to create a coastal community that offers choice, amenity and connection, while responding to environmental risk and broader lifestyle expectations for sustainable, future-ready living.

Our Role

Over many years, TBB Planning has worked with client teams and stakeholders to provide planning and design advice that supports orderly growth and emerging community aspirations for this large-scale coastal masterplan. Our involvement has focused on preparing planning frameworks, supporting structure planning and coordinating multidisciplinary inputs that align with long-term vision.

This has included preparing planning frameworks and guidance to inform land use, housing diversity, local centres and open space, and testing responses to environmental and servicing considerations. Working collaboratively with local government, state agencies and technical specialists ensured that the planning approach could support both staged delivery and evolving community needs.

The Outcome

Lancelin South now has a foundation for growth that supports coastal living, residential choice and community infrastructure in a location that is resilient to known coastal hazards. The project has secured approvals for thousands of residential lots and continues to evolve as one of Western Australia’s most significant new coastal master-planned communities.

Strong demand for released stages reflects the appeal of its relaxed lifestyle, accessibility from Perth and planned amenities. Sustainability ambitions, including future renewable energy integration and elevated inland positioning, contribute to long-term confidence for residents and investors alike. Lancelin South illustrates how thoughtful planning can support both lifestyle aspirations and regional resilience
