The Goal

OneOneFive Hamilton Hill aimed to demonstrate how innovative planning and design could deliver more sustainable, diverse and adaptable residential outcomes within an established urban area. As an Innovation Through Demonstration project, the goal was to push beyond standard planning approaches while retaining the site’s landform, trees and biodiversity and delivering a broad mix of housing typologies.

Our Role

TBB was appointed as lead planning consultant for OneOneFive Hamilton Hill, providing statutory planning and urban design expertise across multiple stages of the project.

Our role included estate design review, amendments to the Stage one local development plan, preparation of Stage two and three subdivision plans and local development plans, and review and amendment of the local structure plan.

We also reviewed the estate design guidelines and provided site-responsive design advice for individual development sites to support high-quality built form outcomes.

Working closely with DevelopmentWA, the consultant team and government agencies, we helped establish a flexible planning framework that enabled innovation while supporting sustainability targets, including built form outcomes aligned with a minimum NatHERS seven-star rating.

The Outcome

OneOneFive Hamilton Hill is delivering approximately 312 new homes on a former high school site, offering a diverse mix of housing typologies including single residential, terrace homes, micro lots and grouped dwellings. The project demonstrates how infill development can respond sensitively to landform, vegetation and local character while increasing housing diversity.

The development has achieved EnviroDevelopment six leaf certification across all categories and continues to explore innovative building techniques and sustainable design approaches not commonly applied in the Western Australian residential market, reinforcing its role as a model for future urban infill projects.
