The Goal
The Glades set out to create a distinctive masterplanned community that reflects the natural environment and cultural heritage of Byford while supporting long-term growth in Perth’s south-east corridor. The vision focused on walkability, social interaction and landscape-led design, underpinned by a coordinated planning framework capable of guiding development over time.

Our Role
TBB has played a long-term role in shaping The Glades, Byford, acting as lead design consultant and supporting delivery from early strategic planning through to ongoing estate development.
Our involvement included preparation of the District Structure Plan for Byford and the Local Structure Plan for The Glades, demonstrating experience in securing approvals for major new urban areas.
Beyond strategic planning, we have supported ongoing estate delivery through masterplanning, urban design, design guidelines, development applications and subdivision approvals.
We also helped manage the complexities of multiple landownership and coordinated development outcomes, working closely with the client and consultant team to ensure infrastructure, water management and built form outcomes aligned with the project’s long-term vision.
The Outcome
The Glades has emerged as the largest masterplanned community in Perth’s south-east corridor, delivering a connected, walkable neighbourhood anchored by a pedestrian-oriented village centre overlooking a central lake. The estate integrates shops, cafés, community facilities and schools within a landscape-led framework that encourages daily interaction and active living.
The project has set benchmarks for environmentally responsible development, including upgrades to drainage corridors as high-amenity multiple-use spaces and strong alignment with regional water management objectives. The Glades was the first estate in Western Australia to achieve EnviroDevelopment certification across multiple categories, reinforcing its role as a leading example of sustainable community creation.
