The Goal
Wanju was identified as Greater Bunbury’s next major urban centre, requiring a contemporary planning framework to support long-term growth. The goal was to modernise zoning and controls to enable a well-planned city with diverse housing, local jobs, schools, services and open space, while providing clarity and confidence for future delivery.

Our Role
Working with the Shire of Dardanup and State agencies, TBB Planning supported the preparation of the planning scheme amendment to enable Wanju’s transition from rural land to urban development.
The approach focused on aligning local and regional planning processes, confirming a clear statutory pathway and resolving key considerations early. Collaboration with government agencies helped establish a framework that supports future structure planning, infrastructure delivery and staged growth, while responding to environmental and servicing constraints inherent in large-scale greenfield development.
The Outcome
The Wanju Urban Development Area now has a clear statutory framework that enables the creation of a new city supporting up to 18,500 dwellings and a future population of around 45,000 people. The planning framework provides for town and local centres, schools, community facilities, employment opportunities and an extensive network of public open space.
By modernising the planning controls and aligning them with regional strategies, the project has created certainty for future investment and delivery. For the Shire of Dardanup and the Greater Bunbury region, Wanju represents a major step toward accommodating long-term population growth in a coordinated, sustainable and liveable way.
