The Goal

Waterloo Industrial Park was identified as a key long-term employment area for Greater Bunbury, requiring a clear statutory pathway to support industrial development at scale. The goal was to enable a coordinated and future-ready industrial precinct that supports logistics, advanced manufacturing and emerging industries, while responding to environmental and infrastructure considerations.

Our Role

Working with the Shire of Dardanup and State agencies, TBB Planning supported the preparation of a Local Planning Scheme Amendment to establish the statutory foundation for the Waterloo Industrial Park.

The approach focused on early engagement, risk reduction and alignment across local, regional and State planning frameworks. Coordination of technical and environmental inputs helped confirm an efficient assessment pathway and provided clarity on how the precinct can progress from rezoning through to future structure planning, subdivision and development.

The Outcome

Waterloo Industrial Park now has a clear and coordinated planning framework that enables its transition from rural land to a major industrial expansion area. The approved scheme amendment establishes the statutory basis for future planning, infrastructure coordination and staged development across multiple landholdings.

The framework supports delivery of a large-scale employment precinct with capacity for logistics, advanced manufacturing and clean energy-related industries, helping diversify the regional economy and support long-term job creation. For the Shire of Dardanup, the project provides confidence and clarity to pursue partnerships and investment. For Greater Bunbury, it represents a critical step in securing industrial land supply to support future growth.
