Watermark Champion Lakes is a thoughtfully planned community set around Wright Lake, designed to support living at every stage of life. The project brings together homes, local services and shared public space to create a place that feels connected, active and grounded in its lakeside setting.

Our Role
TBB has been the lead planning and design consultant since the project’s inception. We prepared the Champion Lakes Gateway Precinct Local Structure Plan, navigating DevelopmentWA’s planning framework and the Armadale Redevelopment Area requirements to establish a clear, deliverable vision for the site.
We continue to support delivery through staged subdivision approvals and multiple local development plans, working closely with DevelopmentWA, the City of Armadale and project consultants to translate the structure plan into on-ground outcomes as the estate evolves.
Delivering Watermark required careful coordination within a changing planning framework, including the future transition of planning control back to the City of Armadale.
The Outcome
Watermark Champion Lakes is shaping into a diverse, well-connected community that balances housing choice with environmental care and strong public realm outcomes. TBB secured approval of the Champion Lakes Gateway Precinct Local Structure Plan and coordinated multiple subdivision and local development plan approvals, providing a clear pathway from vision to delivery along Wright Lake’s foreshore.
