The Goal
Shoreline was conceived as a contemporary coastal neighbourhood that could challenge perceptions of medium-density living. The ambition was to demonstrate that compact housing could still deliver high-quality streetscapes, strong public spaces and diverse housing choice, while building community confidence in more efficient urban forms along the coast.
A design-led approach that reshaped expectations of coastal medium-density living.
Our Role
TBB played a key role in the early planning and design phases of Shoreline, working alongside DevelopmentWA from project inception through to the formative stages of urban design, stakeholder engagement and agency negotiation that shaped the structure and direction of the precinct.
Our work focused on resolving planning controls, testing innovative housing outcomes and supporting a collaborative, design-led process involving government agencies, consultants and design teams. This approach helped establish clear design principles and planning frameworks that enabled delivery of WA’s first coastal lots under 100 square metres.
The Outcome
Shoreline has become a recognised example of how well-considered planning and design can support higher-quality medium-density outcomes in a sensitive coastal setting. The precinct introduced innovative housing typologies, strong public realm outcomes and a mix of uses that support everyday living.
Stage 3, known as Salt Lane, emerged as a particular exemplar, achieving approval for compact coastal lots, bespoke medium-density planning controls and high-amenity public spaces. The project has helped shift industry and community perceptions around medium-density living and continues to influence how coastal urban communities are planned and delivered in Western Australia.
