The vision challenged traditional greenfield models by placing density, housing diversity, shops, services and public spaces within an easy walk of the train station—making sustainable travel and vibrant local life the default choice.

Our Role
TBB has played a long-term role shaping The Village at Wellard from its earliest vision through to delivery and evolution. Since 2002, we’ve led the planning and urban design processes that established the project’s structure, supported its village centre and embedded transit-oriented principles into every stage of development.
Our work focused on integrating the Wellard Train Station with a compact, people-first village centre—balancing density, land use mix and built form to support walkability and everyday convenience. This included structure planning, scheme amendments, design guidelines and approvals, ensuring the place vision translated into a thriving, deliverable community on the ground.
The Outcome
The Village at Wellard has grown into one of Western Australia’s most recognised and awarded residential communities, widely regarded as a leading example of successful transit-oriented development in a greenfield setting. With homes, shops, community facilities and public spaces clustered around the train station and village centre, the project demonstrates how walkability, density and lifestyle can work together. Most residents live within a short walk of daily needs, reducing car dependence and supporting a strong sense of local identity.
